Construction work starts at derelict site for £70m residential development

Widnes-based Sourced Development Group is bringing forward plans for more than 300 luxury apartments on a derelict site near Liverpool city centre.

It has started work at Scholar’s Court after securing planning permission for 310 luxury apartments in 2022.

The fourth development by the group in less than five years, the £70m scheme will comprise four buildings on the site which straddles Blackstock Street and Paul Street.

Communal facilities feature landscaped garden areas, a centralised courtyard, podium parking facilities, in situ concierge facilities and secure cycle storage.

Enjoying a prime location, Scholar’s Court is just a short distance from Everton FC’s new Bramley-Moore Dock stadium and the River Mersey.

It is expected to complete in June 2025 and will create more than 250 jobs during construction.

Meanwhile, the development is another significant addition to Sourced Development Group’s burgeoning property portfolio, with Derby Court on West Derby Road, fully occupied and phase one of its flagship £100m Westminster Park project completed three months ahead of schedule.

Managing director, Joanne Waller, said: “This is going to be a game-changing development by Sourced Development Group.

“We have worked meticulously with our architects, planners and wider professional team to design a scheme which Liverpool can be proud of.

“Scholar’s Court will blend an exciting mix of urban and premium living whilst recognising the part it is playing in bringing to life a strategic site on the edge of the city centre.

She added: “This project is just a stone’s throw away from our 614-unit development, Westminster Park. We are immensely proud to change the landscape in one of Liverpool’s key regeneration zones and provide much needed, quality homes for the community.

“We are incredibly excited to have started work on this project. It will boost Liverpool’s luxury property market with onsite parking and co-working spaces so all occupants can enjoy the development to the full.”
